TERMS & CONDITIONS
By booking and engaging to rent the space (hereinafter referred to as the “Company”), you, the undersigned (hereinafter referred to as the “Renter”), confirm that you have read, fully understood, and agree to be bound by the following terms and conditions.
1. BOOKING & PAYMENT
A **100% deposit** is required to confirm all reservations. Bookings are only secured once payment has been received and cleared.
All prices are stated in EUR and exclude VAT unless otherwise specified.
If the Renter does not arrive within *20 minutes* of the scheduled booking time without prior notice, the reservation will be considered a *no-show*. No-shows are non-refundable, non-transferable, and cannot be rescheduled. The Company reserves the right to refuse reservations at its sole discretion.
Additional hours are charged at the agreed hourly rate. Overtime will be invoiced accordingly.
Custom services (including custom-painted panels, special setups, or additional requests) must be paid in advance and are non-refundable once executed.
2. CANCELLATION POLICY
Cancellations must be made in writing.
Deposits are non-refundable unless otherwise agreed in writing.
Rescheduling may be possible depending on availability and at the discretion of the Company.
If cancellation occurs within 12 hours of the booking, the full rental amount remains payable.
3. USE OF THE SPACE
The studio is a curated creative space and must be treated with care and respect at all times.
* The Renter is fully responsible for all guests, team members, suppliers, and third parties present during the booking.
* The space must be returned in the same condition as it was found.
* Any damages caused during the rental period will be charged to the Renter.
* The studio accommodates up to 60 people unless otherwise agreed in writing.
4. CLEANING
Studio cleanup must be completed by the end of the rental period. Be respectful to others and leave the studio as it was when you arrived.
You can find cleaning products under the sink in the kitchen and behind the curtain at the loading dock.
If the studio is not satisfactorily returned to the state it was prior to, a clean-up fee will be assessed in the range of €50-150.
5. ART, INTERIOR, PROPS & DECOR
The artwork displayed on the walls is part of the curated setting and must be treated with the utmost respect.
* Artwork may not be removed, relocated, touched excessively, or modified without prior written approval.
* No nails, screws, tape, glue, or other materials may be applied to the walls.
* Any damage to walls, artwork, furniture, candle holders, decorative elements, or props will be charged in full.
* Candle holders and decorative elements are not coat racks and may not be used to hang clothing, bags, or equipment.
6. BACKDROPS
* Excessive marks or damage requiring repainting will be charged.
Paper backdrops are charged per meter used. Any excessive waste, tearing, or damage beyond normal use will be invoiced.
7. DAMAGES & LIABILITY
The Renter accepts full responsibility for any damage to the property, equipment, furniture, artwork, floors, walls, technical installations (including the 380V – 3 phase system), kitchen facilities, and any other part of the space during the rental period.
Repair or replacement costs will be invoiced accordingly.
Space3530 is not liable for:
* Personal injury
* Loss, theft, or damage of personal belongings
* Technical failures beyond its control
* Interruptions in utilities (electricity, water, internet) beyond its control
8. ACCESS, TIMING & PRACTICAL USE
Rental time includes setup and breakdown. The space must be vacated by the agreed end time. Overtime will be charged accordingly.
The large garage door may be used for loading and unloading only.
9. KITCHEN & FACILITIES
Kitchen facilities, fridge, coffee machine and WiFi are available for use.
* Equipment must be used properly and cleaned after use.
* Any damage or misuse will be charged.
* The Company is not responsible for data security on the WiFi network.
10. NOISE, CONDUCT & NEIGHBORS
The Renter agrees to maintain professional and respectful behavior.
* Excessive noise or disturbance to neighbors is not permitted.
* Illegal activities, smoking indoors, or hazardous materials are strictly prohibited.
Failure to comply may result in immediate termination of the rental without refund.
11. CHILDREN AND PETS
All children must be supervised at all times.
Animals are allowed at the studio. Please keep dogs on-leash outside and supervised at all times.
12. GENERAL
Space3530 is a professional creative environment designed for creatives. Respect for the atmosphere, ambiance, and curated setting is essential.
Failure to comply with these terms may result in immediate termination of the rental without refund.
By confirming a booking, the Renter acknowledges acceptance of these Terms & Conditions in full.
